A pool planned directly over a hidden utility easement — caught during plotting, shifted two feet, and approved first-pass instead of triggering a relocation order.
The homeowner's preferred pool spot sat directly over a 16-ft CPS Energy easement crossing the rear yard — an automatic rejection in San Antonio. She did not discover the easement until we plotted it.
We mapped the recorded easement from the subdivision plat, then repositioned the 24-ft round pool and deck to clear it by a full 2 ft while still meeting the 5-ft side setback, and showed the pump and filter pad outside the easement with the barrier fence route.
Approved on first submission. The homeowner avoided what CPS confirms would have been a mandatory relocation order after installation.
They caught an easement I never knew existed and moved the pool two feet. That two feet saved me from tearing the whole thing out later.
