Service questions

Frequently Asked Questions About Deck Permit Plans

Every permit is different; use these answers to prepare your scope review and verify project-specific requirements with your permit office.

Is a deck site plan different from structural deck drawings?

Yes. A site plan shows the deck's footprint and relationship to the parcel. Structural drawings address joists, beams, posts, footings, connections and design loads where the permitting authority requires them.

Do freestanding decks have different requirements?

They may. The height, attachment, footing type, guardrails, stairs and local code requirements affect what construction details must be submitted. A freestanding designation does not automatically remove permit requirements.

Can you prepare deck anchorage or uplift details?

Those details may be scoped with structural design input. Where engineering responsibility or a licensed seal is required, an appropriately licensed professional must independently review and accept the design.

What are the starting prices?

The eligible Deck Permit Plans package starts at $199. Larger scopes and additional disciplines are individually quoted.

What information should I provide to start?

Send the project address and reviewing jurisdiction, work description, approximate dimensions, existing survey or drawings if available, photos or sketches, and any plan review comments.

Can the drawings be used in my city or state?

We accept remote drafting requests nationwide. The drawing scope must match the specific local requirements. State licensing rules apply whenever regulated surveying, architectural or engineering services are needed.

Is a professional stamp included?

No stamp or seal is automatic. Where required, a properly licensed professional must perform an independent review and accept responsibility before signing or sealing, under a separately agreed scope.

What happens if the permit reviewer requests changes?

Reasonable drawing corrections within the original agreed scope are supported according to the proposal. New design work, surveys and additional engineering are separately assessed.
