One exhibit that satisfied both the city and a demanding HOA — with lot-coverage math and drainage arrows that ended a six-month approval standoff.
A Henderson homeowner needed both a city permit and HOA architectural approval to widen a driveway by 6 ft. The HOA had rejected two informal sketches, insisting on a "professional exhibit" showing lot coverage percentage and drainage flow direction.
We drew the existing and proposed driveway on one plan, computed impervious lot coverage before and after (38.2% → 41.7%, under the 45% cap), added drainage flow arrows toward the street gutter, and included a materials note matching the community standard.
The HOA approved at its next meeting and the city permit followed two days later — one document satisfied both reviews.
One plan shut down six months of HOA back-and-forth. The coverage math was exactly the ammunition I needed.
