A broker needed a site exhibit to accompany a tenant improvement application for a corner bakery space — showing the storefront, the new sidewalk café boundary within the public way, accessible entrance, and the loading zone relationship — before the tenant's lease contingency expired.
We drew the parcel and storefront with the café area dimensioned inside the allowable sidewalk zone (6-ft pedestrian clear path maintained), marked the accessible entrance and interior route arrow, and located the existing loading zone with its signage per the city's public-way use requirements.
The application was accepted at intake with the exhibit as submitted, and the lease contingency was satisfied with three days to spare.
The lease lived or died on that intake date. Twenty-nine hours and the exhibit was accepted exactly as drawn.
