A deck rejected over a phantom setback violation — an accurate, dimensioned re-plot proved 12.4 ft of clearance and won approval the same week.
Mecklenburg County rejected a 16×20 deck application because the contractor's sketch showed the deck apparently crossing the 10-ft rear setback. The homeowner believed the sketch was simply drawn out of scale — but had no way to prove it.
We re-plotted the lot from recorded plat dimensions and located the existing house from survey ties. Drawn accurately, the deck edge sat 12.4 ft from the rear property line — comfortably inside the setback. We dimensioned that distance explicitly and added a setback table quoting the zoning district requirements.
The resubmission was approved the same week. The deck was framed within ten days of the original rejection.
