The Challenge

A KC deck builder's planned stair run for a second-story deck landed inside the 5-ft side setback. Stairs sometimes qualify as an allowed encroachment — but only if the plan proves the projection stays within the code's 30-inch allowance.

Our Solution

We redesigned the stair to switch back along the rear of the deck, keeping the structure fully outside the setback, and dimensioned the deck posts, footings, and the 5'-3" side clearance. A note cited the zoning section so the reviewer didn't have to research the encroachment question at all.
