An investor in due diligence on a Spokane lot needed proof a duplex could legally fit before closing in nine days — lot coverage, parking, setbacks, and the middle-housing standards all had to pencil, on paper, fast.
We produced a feasibility site plan: a 1,960 SF duplex footprint at 34% coverage (under the cap), two parking spaces per the middle-housing parking standard, all setbacks conforming, and a dimensioned yard plan the investor could hand straight to his lender and later submit.
He closed with confidence, and the same plan — unchanged — was approved with his building permit the following review cycle.
