A Sacramento homeowner pursuing an SB 9 urban lot split needed an exhibit proving both resulting lots met the 40% minimum split ratio, 1,200 SF minimum size, and street access — details the city's intake desk had bounced twice from other applicants that month.
We drew the proposed split line creating a 55/45 split, tabulated both lot areas and dimensions against SB 9 thresholds, showed the existing home entirely on Parcel A with conforming setbacks to the new line, and labeled the access easement giving Parcel B its street connection.
The application was deemed complete, and the owner listed the newly created rear parcel with a builder within the month.
