A Boise GC needed a site plan for a 480 SF rear addition where the lot sloped toward a neighboring property. The city wanted lot coverage recalculated and a note addressing roof drainage so runoff would not be directed onto the neighbor.
We drew the addition tied dimensionally to the existing house, recalculated coverage (31.4%, under the 40% max), added contour-direction arrows with a gutter-and-downspout note discharging to the street side, and labeled the 20-ft rear setback with 6 ft to spare.
The permit cleared zoning review in one pass and the GC broke ground on schedule, keeping a chained remodel timeline intact.
The drainage note was the difference. Boise has been strict about runoff lately and the plan answered it before the reviewer could ask.
