A sunroom on a zero-lot-line lot — the neighbor-side maintenance easement plotted and cited by instrument number so review took one pass.
Zero-lot-line homes flip the usual setback logic: one side wall sits on the property line and the maintenance easement lives on the neighbor's lot. The proposed sunroom had to respect that recorded easement while proving the standard setbacks on the open side.
We plotted the zero-lot-line wall and the 5-ft maintenance easement on the adjacent parcel, placed the 12×14 sunroom off the rear wall holding the 10-ft rear setback and 10-ft open-side setback, and cited the plat's easement instrument number on the sheet.
Approved first-pass — the instrument citation meant the reviewer never had to pull the plat himself.
The reviewer said citing the easement instrument number saved him twenty minutes and me a correction letter. Sold.
