Pool and pool house on one combined plan — coverage math, specimen-oak root zones, and the sewer lateral all resolved for a single first-pass approval.
An Atlanta homeowner wanted a 18×36 gunite pool plus a 320 SF pool house permitted together. The city required accessory-structure coverage math, a tree-protection note for two specimen oaks, and the sewer lateral located relative to the pool shell.
We combined everything on one plan: pool and pool house with setbacks, total accessory coverage at 22% of the rear yard (under the 30% cap), critical root zones drawn as 1.3-ft-per-inch-DBH circles around both oaks, and the sewer lateral plotted from the city's utility viewer, 11 ft clear of the shell.
