A 5-ft engineered retaining wall inside a Seattle steep-slope ECA — sealed by a Washington PE and approved by SDCI with zero correction cycles.
A Seattle landscape contractor needed a permit for a 5-ft exposed-height retaining wall — above SDCI's 4-ft threshold, which triggers engineering. The site sat within an ECA (environmentally critical area) steep-slope buffer.
We prepared the site plan showing wall alignment, top/bottom wall elevations, the ECA buffer boundary from city GIS, drainage behind the wall, and setbacks to the structure — then routed the package through a Washington-licensed PE for calculations and seal.
SDCI approved without correction cycles, which the contractor said had never happened on an ECA lot in his 15 years.
ECA projects always bounce at least once. This one didn't. The sealed package answered every question SDCI usually asks.
