  2. Add the gross floor area that the zoning code counts on every existing level.
  3. Add all counted proposed floor area.

FORMULA USED

Floor area ratio (FAR) = total counted gross floor area ÷ total lot area.

FAR controls development intensity rather than ground coverage. A two-story building can have the same footprint as a one-story building but a higher FAR. Local codes decide whether garages, basements, balconies, mechanical space and other areas are included.

Is FAR expressed as a percentage?+

FAR is usually written as a ratio such as 0.50, 1.0 or 2.5. It can also be expressed as a percentage, but the zoning table normally uses the ratio.

Does a basement count toward FAR?+

It depends on the local definition of gross floor area. Some jurisdictions exclude qualifying basements while others count all or part of them.

Does FAR tell me how many stories I can build?+

Not by itself. Height, setbacks, lot coverage, parking and design rules can limit the number of stories even when FAR capacity remains.

What if the proposed FAR exceeds the limit?+

The design may need less floor area, a different configuration or a variance. Confirm the calculation with the reviewing authority before redesigning.
