A derelict pool blocking escrow — demolition plan with backfill and gas-cap notes drawn in 15 hours, permitted next day, sale closed on schedule.
A listing could not close until a derelict pool was demolished — and Clark County requires a site plan for pool removal showing the pool location, the demolition extent, backfill notes, and utility disconnect points. The close-of-escrow date was 12 days out.
We plotted the existing pool from aerial imagery and the original 1988 permit, marked the shell for demolition with the county's required backfill and compaction note, showed the gas line to the old heater with a cap-at-meter callout, and labeled equipment removal.
Permit approved first-pass, demo completed in week one, and escrow closed on schedule.
That pool almost killed my sale. Plan in 15 hours, permit next day, closed on time. My whole office has their number now.
