A corner-lot garage that violated a hidden second front setback — repositioned, dimensioned, and permitted with a driveway plan that met city curb-cut spacing.
Corner lots in Columbus carry two front setbacks, and the homeowner's planned 24×24 garage location violated the secondary frontage. The city also wanted the new curb cut and apron shown relative to the intersection.
We rotated and shifted the garage footprint to satisfy both front setbacks while preserving a straight driveway run, drew the proposed curb cut 52 ft from the intersection per city standards, and dimensioned every clearance including the 3-ft separation from the existing house eave line.
One revision (the city asked for the alley centerline label) and the permit was issued. The slab was poured three weeks later.
I had no idea a corner lot meant two front yards. They redesigned the placement in a day and saved the whole project.
Permit-ready plans delivered in 12–24 hours.
