How to use the calculator

Start With Verified Property Measurements

  1. Confirm the total lot area.
  2. Measure roof footprints, driveways, parking, patios and other counted hardscape.
  3. Add the proposed impervious area.
  4. Enter the local maximum and review the remaining permeable area.
FORMULA USED

Impervious coverage (%) = total counted impervious surface area ÷ total lot area × 100.

Impervious coverage can include roofs, concrete, asphalt, compacted areas, pool decks and other surfaces that limit water infiltration. Definitions and credits for permeable materials vary, and stormwater rules may apply separately.

Calculation questions

Impervious Surface Calculator FAQs

These answers explain the planning calculation. Verify local definitions before using the result in a permit package.

What surfaces are usually impervious?+

Roofs, asphalt, concrete, paved parking and many patios are commonly included. Gravel, pools and permeable pavers are treated differently by different codes.

Is impervious coverage the same as lot coverage?+

Not always. Building coverage focuses on structures, while impervious coverage can include structures plus paved and hardscape surfaces.

Do permeable pavers count?+

Some jurisdictions provide partial or full credit when an approved permeable system is installed. Product choice alone does not guarantee an exclusion.

Why does impervious coverage matter for permits?+

It helps reviewers evaluate drainage, stormwater runoff and open-space compliance. Projects near the limit may require additional documentation or design changes.
