Demo, rebuild, and a new ADU-over-garage communicated in one layered plan — approved inside San Diego's 60-day state review clock.
A San Diego homeowner replacing a sagging garage with a new garage-plus-ADU-above needed the site plan to communicate demolition, new footprint, height context, and the ADU entry path — under the city's state-mandated 60-day ADU review clock.
We layered the plan: the existing garage shown dashed for demo, the new 24×24 footprint with 4-ft setbacks solid, a 4-ft exterior stair and entry path from the alley labeled, and a height note referencing the 16-ft/25-ft ADU standards so the reviewer could clear it against state law.
One revision (trash enclosure label) and approval came in well inside the 60-day window. Demo started the same month.
Dashed demo, solid new, one clear entry path — the reviewer emailed to say it was refreshing to review. That is not a sentence I expected from the city.
